Doha, September 09 (QNA) - The Ministry of Municipality has approved a decision to standardize and reduce the minimum plot size for subdividing private residential villa lots across the country to 400 square meters. This move aims to enhance land-use efficiency, maximize the utilization of existing infrastructure and services, and support sustainable urban development.

This decision follows a comprehensive study of the real estate market and an assessment of the outcomes of previous regulations. It establishes a minimum area of ​​400 square meters (with a frontage of at least 15 meters) for a single villa, and 600 square meters (with a frontage of at least 20 meters) for a pair of attached villas. This provides property owners with greater flexibility in developing their plots and allows for the construction of multiple villas on a single plot, in accordance with approved planning standards and guidelines.

In a statement issued today, the ministry explained that the updates contribute to standardizing planning criteria, expanding the range of housing options, and supporting the balance between supply and demand, thereby positively impacting the long-term growth and stability of the real estate market.

The decision applies to all residential villa areas in the country, with the exception of specific cases, such as model areas and plots with conditional title deeds (e.g., housing plots and those allocated to senior officials), and other instances subject to special regulatory restrictions.

This step underscores the Ministry of Municipality’s commitment to continuously developing planning policies that address housing needs, in alignment with the objectives of the Third National Development Strategy and Qatar National Vision 2030, which aim to enhance the quality of life and achieve sustainable urban development.
